Leasing Locker was created to help brokers, owners, and tenants simplify the leasing process.  Instead of spending many hours performing calculations subject to human error, Leasing Locker makes the lease economics analysis process quick and accurate.  Furthermore, Leasing Locker saves your proposals so that you can compare how metrics have changed over time on a transaction - or how proposals at multiple locations stack up against one another.  Our mission is to be the premier commercial real estate leasing analysis platform by consistently providing deal insights that help our customers make wise leasing decisions.

How does it work?

After registering, users can log into Leasing Locker from anywhere with a connection to the web.  Once logged in, users can create and modify lease proposals through an easy to use form.  After entering in deal terms, Leasing Locker will perform the calculations needed to generate the following lease valuation metrics:

  • Average Gross Effective Rental Rate

  • Net Effective Rental Rate

  • Total Landlord Deal Concessions

  • Landlord Concessions Per Year of Lease Term

  • Total Landlord Capital Outlay

  • Lease Commission Calculations

  • Length of Time for Landlord to Recoup Initial Outlays (Payback Analysis)

  • Net Present Value of the Transaction

  • Net Present Value per Year of Lease Term

Users then have the ability to compare these metrics against other saved proposals at the same property over time or between different properties.  The metric comparison matrix can even be exported to a spreadsheet for presentation purposes.
